How do I schedule a tour of the community?
To schedule a tour, simply call our leasing office and our team will help you choose a time to visit. We’ll also send a tour invitation through our CRM to confirm your appointment.

Do you offer any move-in specials?
Not at this time. Please contact the leasing office or check back for future offers as availability changes.
What income requirements do you have for applicants?
Applicants must have a combined gross monthly income of at least 3x the monthly rent.
What is your Application Fee?
$50 per applicant (18+). Application fees are non-refundable.
What is your Administrative Fee?
$200 administrative fee per unit (non-refundable).
Do you require a Security Deposit? If so, how much?
Yes. Security deposits start at $500 and may be up to one month’s rent based on screening results.
Deposit disclaimer (website): Deposit listed is with approved credit. Based on the credit application, deposits may be up to one months’ rent (maximum: 1x one month’s rent).
Do you accept co-signers or guarantors?
Yes, we accept qualified guarantors. Additional requirements and documentation may apply—please contact the leasing office for details.
Do you allow subletting or lease transfers?
No. Subletting and lease transfers are not permitted.
Do you require Renters Insurance? If so, up to what amount do you require coverage for?
Not at this time. Renters insurance is not currently required.
When is rent due each month?
Rent is due on the 1st of each month and is considered late beginning on the 3rd.
What is the late fee policy for rent payments?
Late fees are 5% of the monthly base rent (per lease terms).
What forms of payment do you accept for rent?
We accept the following payment options:
• Online payments through the Resident Portal
• Cashier’s checks
• Money orders
What utilities are required in the rent?
Utilities are billed through RUBS and may include water, sewer, trash, gas, and electricity. Please contact the leasing office for current billing details and what’s included for your home.
What appliances are included in the apartments?
Apartments include a refrigerator, stove, and dishwasher.
Are washers and dryers included, or is there a laundry facility?
We offer convenient on-site laundry facilities for residents.
What amenities are available for residents?
Residents enjoy an indoor pool, outdoor pool, jacuzzi, sauna, fitness center, clubhouse, pet park, billiards room, covered parking, and package lockers.
Is parking available? If so, is there a monthly fee?
Yes. Covered and uncovered parking is available. Covered parking is $25 per month (subject to availability).
Do you have EV charging stations? If so, what is the policy for use?
Not at this time.
Do you have a dog park or pet washing station?
Yes—our community includes a dog park. We do not currently offer a pet washing station.
Do you have package lockers or package delivery services?
Yes—our community offers package lockers for convenient delivery and pickup.
Do you have on-site maintenance, and how do I request a service?
Yes. We have on-site maintenance and 24/7 emergency maintenance support.
For non-emergency requests, submit a work order through the Resident Portal or contact the leasing office. For emergencies, please call the after-hours line.
Are there any community events for residents?
Yes! We aim to host monthly community events—watch for announcements and community updates.
Is there a preferred employer or student discount program?
Yes. Qualified preferred employers and students may receive $25 off monthly rent (verification required; restrictions may apply). Please contact the leasing office for current program details.
